Preparing to Demo the Eastern Side

But first some news about the weather.

September and October have been very windy months with even more rain. This is leading to some large waves that look really cool and can be heard in some places in the house even with the windows, but it has us a little concerned about spring. The water level is still really high and if our snowfall this winter is comparable to what we had last winter, that will be a lot more water added to the lake. Perhaps we should be thankful that we never did manage to build a dock that stayed this year.

With winter coming, evidenced by the fact that we have turned on our heat, we have decided that we don’t want the door that comes directly into the kitchen to be our main door, especially since the closet there is for our water filtration system, so we’ve put a step by the front door and we’re going back to using that door for the winter months. This should keep the water from melted snow away from our main living area and gives us a convenient place to keep the winter coats in the closet we built earlier.

As mentioned in a previous post, we found a bunch of rot on the eastern side of the house as well. Since we need to deal with that and fix the crawlspace so we can properly insulate that we have decided that we are simply going to knock the whole room down and rebuild it. The saddest part of this plan is we will lose the wood-burning fireplace in that room, however, it wasn’t a very efficient way to warm the room and we’re planning on putting a wood-burning stove in the western addition when we build that.

In preparation for this demolition and because the room is the worst insulated in the house, we have blocked off that room from the rest of the house by putting up a temporary, but insulated wall. We moved the thermostat from the eastern room to this new wall so that room won’t call for heat from our boiler system. We are anticipating this will lower our heating costs this year over last year, as last year we tried to live in and heat this very poorly insulated room. That led to high costs and we were still cold most of the winter.

So the next thing to do is to finish cleaning out that room so we can knock it down and rebuild it properly. We also have to get the hydro moved as this room is where it currently enters the house and is where the main electrical panel is.We are considering adding a second story above the downstairs bedrooms, bathroom, laundry room, foyer, and hallway to add an additional two bedrooms and another bathroom. That means when finished this place would have six bedrooms and three and a half bathrooms. More space than we need, but we are also considering the idea of opening a bed and breakfast once done since we do not wish to move.
