Let’s Talk About The Plan

Plans are good to have. You need something to throw out the window.

We have put a lot of work and thought into this plan for the new house and it’s everything we could want in our dream place. We figured if we’re not selling the place once we’ve fixed it up because we love living here so much then we should just go all out and get everything. The project is now way more ambitious as the best way to get everything we wanted was to tear down the existing house completely (especially with all the problems we keep finding with the current structure) and rebuild it from scratch. Getting financing to do this has been an interesting challenge, but more on that next week.

The main floor of the new house has a powder room and a large closet off the lobby. Then you travel into our dining room with leads to a large open concept kitchen and living room. Off of that is an office that will have french doors which we’ll share. The garage will have two entrances into the house, one into the lobby and one into the mudroom which will have laundry hookups. Our laundry room will be upstairs, but down the road, if we wish to only use the main floor this will allow us to. Finally, down a hallway off the living room is the master bedroom with a walk-through closet and an ensuite bath. The bedroom will have a 12″ sliding door to outside, as will the office. The living room will have a 16″ sliding door. These doors along with most of the windows for this house have already been purchased according to the last renovation plan so we incorporated them into this plan.

Upstairs is a second master bedroom that mirrors the one below it. This will be our daughter’s room, which means yes she will have her own walk-through closet and her own ensuite bathroom. We’re planning on making her closet a craft area and where she can keep her toys to start, but we’re sure the room will grow with her. There are two more bedrooms upstairs for use by guests as well as the main bathroom. We are figuring that once this place is built we will have friends and family stay with us for most of the summer months. There is also a laundry room upstairs which is the one we’ll use for the next several years and a large linen closet. Lastly, above the garage will be a very large games room with will eventually house the pool table we’ve wanted for several years.

The plan for the construction of the exterior walls is ICF (Insulated Concrete Forms) block, meaning the house will be made almost entirely of concrete. We decided to do this for better airtightness, reduced bugs, and because it doesn’t rot. The exterior will be siding that we have not yet picked out. We’re certain we want to do a metal roof but we’ve not picked out anything specific at this point. The garage will be large enough to house the car, the truck, and the tractor with some space left over. This is not replacing either of the detached garages. We plan to move the one next to the other and merge it into his current shop.

So that is the plan. Stay tuned to see how closely we manage to follow it. Despite the first line of this post, we think we’re going to stay fairly close to it as we’ve put a lot of effort into this plan, including surveying our property and making sure this plan complies with all setback requirements.
